2026 Summer Market Update
As we move through the heart of summer, the St. Johns County housing market continues to settle into a healthier balance than we've seen over the past few years. Buyers have more choices than they did during the peak of the market, and sellers are finding that preparation and pricing are more important than ever.
We're seeing well-maintained homes in desirable locations continue to attract strong interest, especially when they're priced appropriately from the start. At the same time, listings that come on the market above what buyers perceive as fair value are taking longer to sell and are more likely to require price adjustments before receiving serious offers.
For buyers, this has created a much more comfortable environment. There is less pressure to make split-second decisions, more opportunities to negotiate repairs or closing costs, and enough inventory that you can afford to be selective. The best homes still don't last long, but buyers generally have more leverage today than they did a year or two ago.
For sellers, the market remains favorable, but success depends on strategy. Professional photography, thoughtful preparation, and accurate pricing are making a noticeable difference. Homes that show well and are priced in line with current competition are still selling, while those that miss the mark often sit on the market longer than expected.
One trend that's becoming increasingly clear is that buyers are paying close attention to monthly ownership costs. Mortgage rates, homeowners insurance premiums, flood insurance, HOA fees, and property taxes are all playing a larger role in purchasing decisions than they did just a few years ago. Properties that offer strong overall value continue to stand out.
Looking ahead, I'll be watching mortgage rates, inventory levels, and buyer activity as we move toward the end of the summer selling season. If rates improve, we could see additional buyers enter the market. If inventory continues to grow, buyers may gain a little more negotiating power. Either way, St. Johns County remains one of the most desirable places to live in Northeast Florida, and demand continues to support a healthy market over the long term.
